House Policies

• Boarders must sign a lease contract stating the leased time they will be occupying the room and agree upon the conditions there stated.
• All rentals will be expected to pay a full month's rent at the beginning of their stay and pay each month in advance accordingly.
• All rentals will be expected to pay one month's security deposit equal to their monthly room rate upon their arrival.
• All rentals staying less than what the State of NH requires for permanent stays will be required to pay the 9% NH lodging tax. (Currently the time frame is 6 months or longer for NH tax exemption)
• All boarders are expected to clean their own rooms and keep them clean throughout their stay.
• All boarders are expected to maintain an over all cleanliness of all common areas including cleaning and picking up after food preparation and cleaning up after themselves.
• All boarders are expected to be reasonably quiet and courteous of other occupants.
• Rentals are based on single occupancy only.
• Boarders are allowed an occasional over night guest to occupy your room without additional charge.
• We are a smoke free environment and do not allow for smoking in or outside the property.
